Will I Make More Money if I wait until the Spring to sell?

90.  Ninety homes WENT UNDER CONTRACT the week of Christmas.  You know what's crazier?  Only 49 homes actually hit the market that week.  

What's my point?  For every new home that hit the market, almost TWO homes were sold.  Let me say it louder and clearer for the people in the back:  We sold almost DOUBLE what hit the market.  During a major holiday.  In the winter.  After a heated election.  During a pandemic.  So if you were thinking of waiting until the Spring to sell your home, you could be waiting TOO LONG to make top dollar.  

Basic sales knowledge:

If you have a LOT of a product and not a lot of consumers, the value is low.  On the flip side, if you DON'T have a lot of product but you have a lot of consumers, the value is high.  Text books calls this SUPPLY AND DEMAND.

RIGHT NOW, we have a LOT of buyers but not a lot of homes for sales.  So guess what, value is high.  Sellers have very little competition.  As the spring approaches, our real estate market will STILL be favorable, BUT...the majority of people have been pre-conditioned to think that the "Spring is the best time to sell" so sellers will have more competition in the Spring, which can limit higher dollar sales.  In the sunny South, we are insulated from extremely cold, snowy or rainy winters, which can be deterrents for buyers in other states.  With our temperate climate, sales have the ability to stay steady year round.  The only homes that tend to see a seasonal lull are those on the Lake but right now...even those are selling quickly and for historically high prices!

So, if you were delaying the sale of your home simply because you have always been told "you make more money in the Spring," I'm here to tell you that 2020 packs another surprise because that myth is busted!
